FLOOD RISK ASSESSMENTS

Scott Hughes Design has the in-house capability to prepare Flood Risk Assessments to comply with the latest Planning Policy Statement 25: Development and Flood Risk and Environment Agency criteria. SHD are also prepare smaller independent flood risk assessments to satisfy BREEAM and CSH criteria to achieve the mandatory and additional flood risk credits.

WHEN IS A FLOOD RISK ASSESSMENT REQUIRED?

It is now a prerequisite that all new development proposals located within Flood Zone 2 & 3 and those over one hectare in Flood Zone 1 include a Flood Risk Assessment to support a planning application. The Flood Zone maps can be located on the Environment Agency's website at www.environment-agency.gov.uk.

WHAT DOES A FLOOD RISK ASSESSMENT INCLUDE?

The assessment report would include the following main. Note though that this is not exhaustive, with each assessment having its own specific requirements:

  • Obtain available historical and modelled flood data relating to the site and determine whether the site is at risk from flooding, including from breach or overtopping of any existing flood defences. Assess the flood plain extent against the topographical data of the site and the proposed architectural layout.
  • Consider the recommendations of the Strategic Flood Risk Assessment (SFRA) and take into account the flood risk from all other sources.
  • Devise an appropriate outline surface water drainage strategy to deal with any potential increase in surface water runoff generated by the new development, which includes for climate change. Consider Sustainable Drainage Systems (SUDS) as an option for reducing surface water flood risk.
  • Assess mitigation measures off site impacts and define any residual risks.
  • Carry out specific surface water calculations to satisfy the BREEAM and CSH assessment criteria if required.

HOW MUCH DOES IT COST?

The cost of a Flood Risk Assessment will vary depending on the size of the development, its flood zone allocation and if it’s to support a planning application or just to achieve the BREEAM and CSH credits. Please call for further advice or complete the quote request form below.
